A Journey Through History

The story of Rainier Square Tower is deeply intertwined with the legacy of the Rainier Square shopping mall, which opened its doors in 1978. This mall occupied a significant portion of the block where the Rainier Tower now stands. In late 2013, the University of Washington announced plans to redevelop this area, marking the beginning of a transformative journey. Initially, a 26-story hotel was proposed to replace the mall, but this idea was shelved in favor of a more ambitious project.

In May 2014, Wright Runstad & Company was selected as the developer for the new Rainier Square Tower. The original design envisioned a height of 244 meters, but in 2015, the plans were revised to include an additional eight floors of luxury apartments, bringing the total height to 259 meters. The Seattle City Council approved the master use plan in December 2015, paving the way for construction to begin.

By August 2017, the Rainier Square shopping mall had closed, and demolition commenced shortly thereafter. Amazon announced in October 2017 that it would lease the entire office space within the tower, occupying an impressive 67,100 square meters. Construction of the steel core began in October 2018, and by August 2019, the building had reached its full height. Although initially slated for completion in August 2020, the project was delayed and wrapped up in early 2021.

An Architectural Marvel

The Rainier Square Tower is a masterpiece of modern design, brought to life by the architectural firm NBBJ. Its distinctive sloping profile sets it apart from the traditional skyscraper silhouette. The tower starts with a wide base and gradually narrows as it ascends, creating a visually striking effect. This design choice not only adds to the aesthetic appeal but also ensures that the unique pedestal of the adjacent Rainier Tower remains unobstructed.

The tower's structural system is equally innovative. Instead of the conventional concrete formwork with steel reinforcement, Rainier Square Tower employs a radical steel plate system. This method significantly reduced the construction time for each floor, allowing the project to progress swiftly and efficiently.

Within its soaring heights, the tower houses around 200 luxury apartments, 70,000 square meters of office space, and 3,000 square meters of retail space. Additionally, it boasts six levels of underground parking, accommodating up to 1,000 vehicles. The commercial spaces were initially set to include an Equinox Fitness Club and a PCC Community Markets store, with the latter opening its doors in January 2022.

The 400 University Building

Complementing the Rainier Square Tower is the 400 University building, a separate 10-story structure located on the southwest corner of the site. Completed in 2021, this building offers 10,000 square meters of office space and 880 square meters of retail space. It also features a rooftop terrace, providing a serene outdoor space amidst the urban landscape.
